Metro Paws Animal Hospital is excited to be a part of the revitalization efforts of Fort Worth Avenue in Oak Cliff.  A second location with a full service veterinary hospital and wellness care clinic is being developed in a 4,000 square foot facility.  The building will fit the urban character of the area with pedestrian friendly streets, enhanced sidewalks, parallel parking, and a large green space to serve our Oak Cliff dog and cat patients.

With a large number of our clients traveling from Oak Cliff, we determined Fort Worth Avenue adjacent to Smoke and the Belmont Hotel to be the ideal place for a new clinic.  We are excited about the possibility of adding a service to a community that values animals as members of their households. Metro Paws Animal Hospital, LLC was opened in 2006 by Dr. Jennifer Lavender and Dr. Kathryn Junkins Sarpong with a mission to deliver personal veterinary care.

Three area business groups supporting the CityDesign Studio plan for a prime area of West Dallas are holding an information session about that plan for area residents. Their goals ‐ answer questions about the plan and encourage nearby property owners to urge their city councilpersons to approve it when it goes before the Dallas City Council in early March.

The informational session takes place from 6 – 7 p.m., Thu. Feb. 17, at the Salon las Americas at 1004 Fort Worth Avenue. Sponsoring the session are the West Dallas Chamber of Commerce, the Oak Cliff Chamber of Commerce and the Fort Worth Avenue Development Group. Representatives of the Fort Worth Avenue TIF board will also be on hand.

At the meeting, the CityDesign Studio will first provide a brief overview of its overall plan for the area. Then, the business groups will briefly explain why they support the plan and provide the audience with the tools they need to ensure its passage by the Dallas City Council. The presenters will then break into small groups so those attending can obtain more details about the plan from the CityDesign Studio or the business community.

The CityDesign Studio plan, 18 months in the making, provides a framework for spurring development to an area bounded by Sylvan Avenue on the west, Interstate 30 on the south and the Trinity River on the north and east. It calls for preserving the La Bajada neighborhood in the north, helping existing buildings to take on new uses (such as cafes and art galleries), creating a dense urban corridor along Herbert Street south of Singleton and focusing new development at nodes throughout the area (including Sylvan Avenue and Fort Worth Avenue and Beckley Avenue and Commerce Street).

A companion report from the business community urges the city council to approve the CityDesign Studio Plan and designate the area the Dallas City Council Urban Innovation Zone. It also asks the council to charge city staff to return in less than six months with a menu of new incentives and changes to current regulations that will help the area becomes a magnet for urban development.

The CityDesign Studio formed in October 2009 as part of a grant to the city of Dallas from the Trinity Trust Foundation. Its work has been overseen by world‐renowned urban planner Larry Beasley, whose previous projects have included urban plans for Vancouver, British Columbia, and Abu Dhabi in the United Arab Emirates. The plan is the outgrowth of more than 30 community meetings in West Dallas and Oak Cliff, involving homeowners, business owners, developers and other stakeholders. Dallas West Mobile Home and RV Park will be adding some vendor trailers along its Commerce Street frontage. Developer Monte Anderson, working on behalf of Cienda Partners, will be installing eight trailers, which will be kiosk-type store fronts attracting potential retail tenants such as food vendors, shoe repair services, small law offices, etc.

Applications for permits have been made and hopes are that the vendor trailers will be free to start operating in the spring of 2011.

The Mission Motel is currently undergoing transformation as mixed-use live/work spaces. Amanda Cross and Victor Balas are redeveloping the units to be 500-, 600-, and 800-square-feet units ideal for small start- up businesses.

Amanda and Victor are well aware of PD 714 guidelines and are doing everything they can to remain compliant in their renovation. The city is currently reviewing their plans, and they hope to be renting by spring of 2011.

Sylvan|Thirty

Oaxaca Interests is proceeding with its plans to develop the block along Sylvan  between I30 and Fort Worth Avenue. Demolition of the properties began on Tuesday, Dec. 14th at 4 pm. The first property to be demolished was the county maintenance facility at the intersection of Sylvan and Fort Worth Avenue.

Continental Gateway

Once the first Calatrava bridge is complete (expected to be October 2011), the Continental bridge will be closed for improvement and revitalization. While this renovation is taking place, the city hopes to begin construction on a gateway project.

Beckley-Commerce Intersection

The redesign of the Commerce Street/Beckley Avenue intersection continues. Community meetings have taken place with the City Design Studio presenting the WRT design to local stakeholders. A couple of obstacles remain before final redesign plans and construction can take place.


Streetcar


The City, DART, and NTCOG are working diligently towards having all of their ducks in a row to meet the Tiger Grant requirements for the $23-million-dollar federal grant by mid December of this year.
